Carclaze Garden Village, Section 278

Latest update May 21.

Phase one is now seventy five percent complete. With the installation of a surface water control system and two attenuation ponds. Landscaping and some planting is starting on Thursday 20 May. The rest of the planting will be at the appropriate time of season for particular seeds and shrubs. Construction of a maintenance bay and a footway through the area will follow on from this.

The second phase is around eighty percent complete. We have unfortunately experienced some significant delays to our original programme. Following the discovery of some IMERYS services that were not previously recorded. Resulting in unavoidable design changes. We have also had some extra works instructed. Which involved connecting the drainage system from the development. This was at the eastern end of Carbis Road.

Traffic has now transferred onto the eastbound carriageway. This is allowing us to continue with works on the western side of development. The foul sewer, surface water drainage and a combined cycleway/pedestrian footpath constructed. Plus installation of street lighting, utility connections and the planned toucan crossing.

Four-way traffic lights will be in place on the Carluddon roundabout. We will carry out similar installations to above. Along with some changes to the layout of Penwithick Road. Which will allow for a new footway and the construction of traffic calming measures. These measures will consist of priority passing islands, with supporting signage. This will enable a speed reduction on the approach to Carluddon Roundabout. Extra drainage is also going to be installed at the Carluddon end of Penwithick Road. This will assist with the highway amendments. The four-way traffic lights will be monitored to ensure delays kept to a minimum. Plus red timings adjusted to suit changes in traffic flow.

We plan to surface the west end of Carbis Road and the mini roundabouts during the period 21 June to 2 July. During daytime working hours. Four-way traffic lights will be required to carry out these works. A section at the east of Carbis Road is going to be surfaced following this. This is at night time, under two way traffic lights. With Penwithick Road under a full night time closure from 12 July - 15 July with a diversion in place. Following the surfacing. Lining works will start. Plus anti-skid surfacing applied either side of the toucan crossing. Please keep in mind that surfacing requires very specific weather conditions. As well as the completion of all preparatory work.

There is no parking within the work area along Penwithick Road whilst we carry out the works in this area. This is to allow the traffic management to operate in a safe and efficient way. No parking conesa are going on the road as and when required. Access to properties will be maintained. Although at times you may experience a delay when work is outside of your entrance. We will work with residents to keep any delays to an absolute minimum.

Unfortunately, surfacing can be a very noisy process. It is possible you may experience some disruption. We will do our best to reduce this where possible. Thank you in advance for your patience during this phase of the work.

We expect the scheme should complete towards the end of July. Which is later than we planned. In this instance the undocumented and complex locations of services presented challenges. These could not have been foreseen. Comprehensive ground investigations carried out in advance. Which will reduce further extensions to the programme.

Your patience and understanding whilst these works are underway are very much appreciated. If you have any queries or concerns. Please call 0300 1234 222 or email us at contracting@cormacltd.co.uk
